ABU DHABI (ALETIHAD)
Aldar has launched the first phase of Yas Park Place, a new residential community on Yas Island.
The development, located on the northern side of the island, comprises six mid-rise buildings and introduces a garden-led living concept overlooking Yas Central Park, a statement by the company said.
It offers a range of studios, one-, two- and three-bedroom homes, as well as two-bedroom duplexes, designed to maximise natural light and indoor-outdoor connectivity, the Aldar statement said.
The project is situated close to key attractions, including Yas Mall, Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Marina Circuit, Yas Waterworld, Yas Links and Topgolf, as well as the upcoming Disney Abu Dhabi and Yas Acres Golf & Country Club.
Aldar said the first phase of sales will begin on April 16, with the development designed to offer a connected and walkable residential experience. Residents will benefit from direct access to the Yas Acres road network, as well as walking and cycling paths, while the E11 highway provides connectivity to Abu Dhabi, Zayed International Airport, and Dubai.
The community will feature landscaped podium gardens inspired by desert oases, incorporating a range of amenities including experiential gardens, a wellness park, swimming pools, co-working spaces and recreational areas. Facilities will include an aqua garden, reflective garden, zen garden and co-working gardens, along with family and adult pools, communal lawns, and indoor sports facilities.
A ground-level retail promenade will also form part of the development, offering restaurants, cafes, supermarkets, a pharmacy and other essential services within walking distance, enhancing the self-sustained nature of the community.
Yas Park Place will have direct access to Yas Central Park, which includes jogging tracks, green spaces, playgrounds, and other recreational facilities, supporting a nature-led lifestyle for residents.
The development is targeting Estidama Pearl 3 rating, with energy-efficient systems, sustainable materials, and climate-responsive landscaping integrated into its design, the statement said.
