LEAD Development has unveiled RIMAS, a new luxury residential community comprising 167 villas on Abu Dhabi’s Jubail Island, at LIVEX 2026, according to a statement issued by the developer.
The project will include 76 four-bedroom villas, 76 five-bedroom villas and 15 six-bedroom villas. Plot sizes will range from approximately 850 square metres to 1,716 square metres.
Spanning about 542,351 square metres, RIMAS will be located within the Jubail Island community, between Yas Island and Saadiyat Island. It will be around 20 minutes from Zayed International Airport and Downtown Abu Dhabi, the statement said.
The community will feature villas surrounded by mangrove preserves, waterfront paths and open green spaces. Its amenities will include an elevated waterfront promenade, a resort-style swimming pool, a beachfront gym, a wellbeing centre and a community beach.
Plans also include a kayak station, sports courts and routes for walking, running and cycling.
A Mangrove Trail at the centre of RIMAS will connect the community with Jubail Island Mangrove Park and Abu Dhabi Royal Equestrian Arts.
The villas will offer indoor and outdoor living spaces with views of the mangroves and waterfront. Their architecture will follow the natural contours of the site, the statement said.
Two exterior colour palettes, named Breeze and Ember, will draw on the natural tones of the island, while the Sienna and Ash palettes will be used for the interiors.

Haidar said LEAD Development sought to create communities designed around residents’ lifestyles, with nature and wellbeing integrated into daily life.
RIMAS is being launched as Jubail Island enters a more established stage of development. More than 1,000 homes have been handed over across the island’s six villages, the statement said.
Community centres and amenities are operating in Nad Al Dhabi, Seef Al Jubail and Jubail Terraces. The island’s education facilities are also expanding, with Redwood Center of Excellence Nursery & Kindergarten now open and Gordonstoun School scheduled to follow.
Other facilities include Marsa Al Jubail, which features a marina and yacht club, and Abu Dhabi Royal Equestrian Arts, which will provide equestrian, cultural and dining experiences. Souk Al Jubail will offer dining, beauty and wellness outlets.
