Sharjah’s real estate sector is gaining strong momentum with the launch of the Ajmal Makan City - Sharjah Waterfront in Al Hamriyah, a landmark project championing sustainable urban development through eco-friendly practices.

Designed as a fully integrated community with smart infrastructure, the large-scale freehold project – spread across 60 million square feet of waterfront land and valued at Dh25 billion – is the world’s first 100% ecological island and smart city, according to Ajmal Makan Real Estate Development.

Powered by tidal generators and seawater systems, the project features schools, hospitals, parks, beaches and water taxis – seamlessly integrating environmental responsibility with modern living.

Speaking to Aletihad, Sultan Al Shakrah, CEO of Ajmal Makan Real Estate Development, said that as the UAE’s real estate landscape prioritises sustainability, smart infrastructure and enhanced quality of life due to evolving investor needs, the project serves as a prime example in this direction.

“We designed the project to be a fully integrated, eco-conscious and self-sustaining city. We also dedicated 60% of the project’s total area to natural spaces, including beaches, parks and green landscapes,” Al Shakrah said.

Spanning 36 kilometres of pristine beach front, the project includes 1,500 villas, luxury hotel apartments and resorts with direct beach access.

Another highlight is the “Crystal Gulf” theme park, spread over 1.6 million square feet, which promises to attract families with cutting-edge water rides and entertainment facilities.

Furthermore, the marina, with a capacity for 800 yachts, adds to its appeal for both international and regional tourists.

Al Shakrah noted that Sharjah’s real estate market has emerged as one of the most dynamic in the UAE. The emirate offers a compelling mix of high-quality infrastructure, luxury and wellbeing appeal.

“From affordable housing to upscale developments, projects like Ajmal Makan City support Sharjah in the rising demand for thoughtfully designed communities,” Al Shakrah added.

With the project’s canals employing hydromechanics to enable natural sea water circulation every 12 hours in line with tidal movement, the city blends innovation with conservation.

The project is also another example that sustainability can go hand in hand with economic growth. “Nearly 96% of Sharjah’s GDP is derived from non-oil sectors. Sharjah’s real estate market is already showing strong momentum, with transactions reaching Dh27 billion in the first half of 2025 alone,” Al Shakrah said.

For Al Shakrah, the city represents the UAE’s overarching vision: “Our sustainable solutions are closely aligned with national agendas like Vision 2030 and the Green Growth Strategy. More than half of the city’s area is dedicated to natural spaces, while integrated planning ensures communities are family-oriented and rooted in Emirati culture.”
