Aldar has launched 351 standalone villas at Talay, the first residential community within Marsa Al Saadiyat, its Dh100 billion waterfront development on Saadiyat Island.

The development will offer four, five and six-bedroom villas and will go on sale from September 23, Aldar said in a statement.

Marsa Al Saadiyat, unveiled in July, represents the final phase of development under Saadiyat Island’s masterplan. The wider development spans about 6.4 million square metres and eight kilometres of coastline and is expected to accommodate more than 58,000 residents across private mansions, villas, waterfront apartments and branded residences.

Talay will be centred around a landscaped green spine with water channels inspired by the traditional falaj irrigation system. The community will also include shaded seating areas, an outdoor majlis pavilion, a garden with kitchen facilities and maritime-themed children’s play areas.

Residents will have access to beaches as well as dining, fitness and leisure facilities, including a gym, swimming pool and wellness amenities.

Aldar said the villas have been designed around indoor-outdoor living, with an emphasis on privacy and connections with the surrounding landscape. The developer has collaborated with Emirati artist Abdalla Almulla on bespoke louvre details for the villas. Almulla will also create a commissioned fountain within the community.

The wider Marsa Al Saadiyat masterplan will include 5.6 kilometres of beaches, a one-kilometre promenade, 140 kilometres of interconnected walking paths and a 46-kilometre cycling loop. It will also feature Abu Dhabi’s largest marina, waterfront dining and hospitality facilities, according to the statement.

Three schools are planned within the masterplan. Talay residents will also have access to educational institutions on Saadiyat Island and elsewhere in Abu Dhabi, including Cranleigh Abu Dhabi, Muna British Academy, American Community School of Abu Dhabi, Harrow International School Abu Dhabi, Berklee Abu Dhabi and NYU Abu Dhabi.

Marsa Al Saadiyat will connect directly with Saadiyat Cultural District. The development will also include a theatre district anchored by Dar al Funoon and an underground Etihad Rail high-speed rail station integrated into a transit-oriented development hub, the statement said.

Aldar said interested buyers can purchase homes at its sales centres on Yas Island and in Dubai from September 23.
