BEYOND Developments has unveiled The Yards, a Dh4 billion master-planned destination in Dubai’s City of Arabia, and launched Arancia as its first residential cluster.

The project spans 2.3 million square feet of gross floor area and will include 1,560 residential units, ranging from one- to three-bedroom apartments.

The Mediterranean-inspired development is designed around a one-kilometre green spine, with 70% of the total area allocated to open landscape. The masterplan is positioned along an urban corridor connecting key employment, entertainment and transport nodes across Dubai.

Adil Taqi, CEO of BEYOND Developments, said The Yards represents a Dh4 billion commitment to a district where scale, connectivity and limited quality supply are creating a long-term investment case in Dubai.

He said the project reflects BEYOND’s strategy of expanding across emirates and property types while bringing its nature-led and design-driven approach to locations it believes will shape the UAE’s urban future.

According to the statement, the launch reflects continued confidence in Dubai’s long-term growth trajectory, supported by demographic expansion, infrastructure investment and the city’s ability to attract talent, businesses and capital.

The Yards benefits from nearby metro infrastructure planned as part of Dubai’s public transport network expansion. The site also offers connectivity to Dubai International Airport within 25 minutes and Al Maktoum International Airport within 38 minutes.

Arancia Yards, the first residential cluster within the masterplan, will offer 272 residences across three low-rise buildings, including one-, two- and three-bedroom units.

The cluster is organised around a 4,200-square-metre landscaped sunken garden and will include 3,000 square metres of rooftop terraces, along with more than 2,000 square metres of retail and food and beverage space at ground level.

Ramzi Rahal, Chief Development Officer of BEYOND Developments, said Arancia is the first expression of The Yards vision, introducing a low-rise, nature-led community focused on wellbeing, connectivity and everyday quality of life.

BEYOND’s portfolio already includes waterfront locations on Dubai’s Palm Jumeirah, Dubai Islands and Dubai Maritime City, as well as in Ras Al Khaimah.
