Alef Group has launched Linar, its latest flagship residential development and first direct waterfront project, in Al Mamzar, Sharjah.

The development, valued at Dh4 billion, marks a new coastal address for the developer and forms part of its strategy to build integrated urban destinations combining residential, retail and lifestyle components.

Linar will offer 2,620 one- to three-bedroom apartments, including a limited number of exclusive penthouses, across five residential towers. The high-rise development also includes one commercial tower with retail and service spaces.

The 50- to 55-floor towers will feature 325 metres of sea-facing frontage overlooking Al Mamzar Beach, offering 360-degree views of the Arabian Gulf, Sharjah skyline and surrounding areas.

Following strong demand for Expressions of Interest (EOIs) for Tower A, Alef Group expanded EOIs to include Towers B and C. All Phase 1 EOIs have now been fully reserved, representing 1,572 residential units with a combined value of more than Dh2 billion. The Group is preparing to open EOIs for Towers D and E.

Located between Sharjah and Dubai, Linar is positioned at the intersection of Corniche Road and Al Taawun Street. The development will have multiple road access points, with Al Mamzar Beach Park, Sharjah Aquarium and Expo Centre Sharjah located nearby. Sharjah and Dubai airports can both be reached within a 15-minute drive.

The project will include contemporary apartments with planned layouts and high-quality finishes designed for individuals and families. The limited number of penthouses will offer panoramic waterfront views, along with enhanced privacy and luxury.

Linar will feature a range of integrated amenities, including shared lounges, collaborative workspaces, landscaped grounds, outdoor dining options, community libraries, an amphitheatre, a game area and a children’s playground.

The development will also include a wellness centre with fitness facilities, yoga studios and spa treatments, along with resort-style pools and aquatic areas. Dedicated gyms for men and women, jogging tracks, a padel court, a basketball half-court and an outdoor fitness zone are also planned.

The towers will be directly connected to the beach through a pedestrian bridge. The development will also offer F&B options, cafés and restaurants, a secure delivery hub for parcels and groceries, and an on-the-go ground floor with a mini fuel station and convenience kiosk.

Linar offers freehold ownership for all nationalities, with prices starting from Dh849,000. Tower A, which forms part of Phase 1, is expected to begin welcoming residents from 2030 onwards.
