Aldar has announced the launch of 450 townhomes at Al Deem, a new community northeast of Yas Island, designed exclusively for UAE nationals. The homes will go on sale from September 12, the company said in a statement.

The family-oriented community combines contemporary living with traditional Emirati values, featuring three- and four-bedroom townhomes that prioritise space and comfort. Each unit includes a majlis and multiple entrances to enhance privacy and convenience.

Among the offerings are 26 three-bedroom live-work homes, the first of their kind in the UAE, with commercial space on the ground floor and private living quarters above. Positioned along the main pathway for visibility and accessibility, these units are designed to accommodate cafés, art studios, retail stores, and other small businesses, supported by zoning laws permitting both residential and commercial activities.

According to Aldar, the residences are crafted to fit seamlessly within the masterplan for Al Deem, formerly known as Balghaiylam. Facades blend materials, textures, and refined detailing to give each home a distinctive street presence. Open-plan layouts, large windows, and strategically placed openings enhance airflow and natural light, supporting energy efficiency and reducing consumption.

The homes form the seventh cluster within the wider Al Deem development, which is building 1,700 homes across the first six clusters under Abu Dhabi’s national housing programme in partnership with the Abu Dhabi Housing Authority. The new release offers Emirati buyers the chance to live close to family members who purchased in earlier phases.

Residents will benefit from a comprehensive range of amenities, including schools, a mosque, health centre, retail and F&B outlets, gas stations, a community centre, and interconnected parks. The community is designed with an eco-loop for walking and jogging, while additional facilities include an equestrian centre, sports centre, outdoor gym, various courts, and an 8.2-kilometre cycling track.

Connectivity is also central to the project, with two new bridges linking Al Deem directly to Yas Island. This ensures quick access to Yas Mall, Yas Marina, Ferrari World, Yas Waterworld, and Zayed International Airport, while maintaining strong links to the wider Abu Dhabi and Dubai road networks.
